The following are the Terms of Use ("Terms"), a document that lists the main rules that must be observed by everyone who accesses the Imobiliária Website or uses its functionalities, in this case, "You". p>
As a condition for accessing and using the Site's features, you declare that you have read the rules of this document in full and carefully, being fully aware of and in accordance with them.
1. SITE FEATURES
1.1. Use of the Site. The information and functions made available to You on the Site are intended for legal entities and individuals from eighteen (18) years of age.
1.2. Eligibility. If you do not fit into the Site's target audience, defined in item 1.1, your registration request may be refused, unauthorized or limited.
1.3. Presentation of the Site. The Site and its functionalities are presented to You as they are available at the time of access, but may undergo constant improvements and updates without the need for prior notice, which is why layouts may vary.
1.3.1 In this case, we are committed to preserving the functionality of the Site with reasonable efforts, using a Layout that respects usability and navigability, whenever possible, as well as displaying the functionalities in a clear, complete, precise and sufficient manner, so that there is a correct perception of what is being practiced, and protect, through the available state of the art, the data collected by the functionalities made available.
2. USE OF THE SITE BY YOU
2.1. Access to the website. Access to the Website will be made through the use of the internet, access by any other means other than not authorized by these Terms is not allowed.

2.4. Imóveis. Through the Site, in an intuitive way, You can:
a) Register your own property or land to be announced for sale through Imobiliária;
b) Order your property, according to the description of the characteristics that You send it to the Real Estate Agency; e
c) Search the properties available on the Site for purchase and lease, being able to use search filters with the characteristics of your interest.< /p>
2.5. Talk to a broker. If you are interested in being contacted by a broker, through the Site You can inform your contact details so that the real estate agency can assist you directly. You can also evaluate the broker who assisted you, helping Real Estate to improve the advisory services provided.
2.6 . Job Vacancies. Through the Site You can consult the job vacancies available at Real Estate and, if you are interested, participate in the selection process.
2.7. E-mails. You have the option to register on the Site to receive messages with promotional content from Imobiliária at the e-mail address provided. Remembering that, at any time, You will always have the option of request the suspension of receiving these communications.
3. LOGGED AREA
3.1. Registration. To gain access to the logged-in area, You must previously fill in a registration form, in which you can enter your own personal data.
3.2. Functionalities in the logged-in area. In the login area of the Site, after accessing with login and password, it will be possible to:
a) Customize your own list of favorite properties
b) Schedule visits and monitor appointments; and
c) Make and follow up on a proposal/offer that You have made for a property.
3.1.2. Through the Site it is also possible to access the logged-in areas of the owner and tenant via email, provided that this e-mail is previously validated by the Real Estate Agency.
3.3. Simultaneous Access. To protect You and the integrity of the data on the Site, accesses performed by more than one device at the same time using your login and password will not be allowed.
3.4. Integrity of Information. You are solely responsible for the integrity and veracity of the information entered on the Site, answering civilly and criminally for the effects arising from the irregular use of information from third parties or false information.< /p>
3.4.1. You undertake to update your registration whenever there is a change in your data already registered.
3.5 Confidentiality of Registration data. You must maintain the confidentiality of your registration data. your access account in relation to third parties and use it in an individual and non-transferable way, not making available, disclosing or sharing your password or any authentication mechanism with anyone.
3.5.1. If you suspect that the confidentiality of your password has been breached, you must change or update it as soon as possible possible. You are aware and acknowledge that all accesses and operations carried out after your successful digital authentication are interpreted as being your responsibility in an incontestable way, including those derived from misuse or disclosure thereof to third parties. p>
3.6 Unauthorized access. We will not be responsible for any unauthorized access by third parties to your account, and only You are responsible for keeping your access data in a safe place, as well as not sharing this information with third parties.
3.6.1 We are also not responsible for unauthorized access resulting from attacks carried out by hackers or due to the actions of viruses that may access your information and your Registration.< /p>
3.6.2 If you notice or suspect that your Registration is being used by unauthorized third parties or who has been the victim of an attack by hackers or malicious programs and/or files (viruses), immediately contact Real Estate, so that the necessary measures can be taken.
4. CONTENT, SUBMITTED DATA AND INTELLECTUAL PROPERTY
4.1 Intellectual Property. By accessing the Site, You declare which will respect all intellectual property rights, including, but not limited to, computer programs, copyrights and industrial property rights over trademarks, patents, domain names, corporate names and industrial designs , eventually deposited or registered in our name, as well as all rights relating to third parties that may be, or were, in some way, available on the Site, and its infringement may give rise to the payment of compensation for\ n judicially determined losses and damages.
4.2 Your Data. You are and will remain the owner and owner of all data submitted and/or shared on the Site by You (“Your Data”), as well as being solely responsible for them.
4.3 Legality of Your Data. Imobiliária is not obliged to process or treat any of Your Data if there are reasons to believe that such processing or treatment could impute it any violation of any applicable law or that the Site is being used, in its sole discretion, for any illegal, unlawful or contrary to morality.
4.4 Storage. Imobiliária does not provide and the Site does not constitute a storage service, therefore, Imobiliária does not have any obligation to store, retain or provide You or any third party copying Your Data or any content.
4.5 Non-mining. It is prohibited the use of data mining software on the Site, of any type or kind, in addition to other software not typified here, which acts in a similar way.
4.6 Integrity of the Site. You undertake not to access the programming areas of the Site, its database, source codes or any other set of data available in these environments, as well as not perform or allow reverse engineering , nor translate, decompile, copy, modify, reproduce, rent, sublicense, publish, disclose, transmit, lend, distribute or otherwise dispose inappropriately of the Site's functionalities.
5. DISCLAIMER AND LIMITATIONS OF LIABILITY
5.1 Site Availability. We will use our efforts to maintain availability continuous and permanent use of the Site. However, there may eventually be some temporary unavailability resulting from maintenance required or even caused by force majeure, such as natural disasters, failures in communication systems and Internet access, invasive cyber attacks, or any other facts from third parties that are beyond our sphere of surveillance and responsibility.

c) By browsing any external links made available on the Site, being your duty to read the Terms of Use and Privacy Policy of the service accessed\ n and act as determined; and
d) For verifying, controlling, approving or guaranteeing the suitability or accuracy of the information or data made available through such links to third-party services . p>
6. SECURITY RECOMMENDATIONS
6.1 Accessing the Site. Whenever you access the Site, check that in fact is in the environment that We provide, hacker actions may, in an attempt to steal your data, replicate a website or areas of it.

7. PENALTIES
7.1 Penalties. Breach of any clause of these Terms may result in: (i) temporary suspension of the Site for your login; (ii) blocking and deletion of your Site Account and/or (iii) civil and criminal liability.
< strong>7.1.1. You hereby acknowledge and undertake while using the Site, not to carry out any actions that violate morality, ethics and good faith, obliging you to under no circumstances disclose, instigate or assist the practice of illicit or fraudulent acts, and must combat them whenever they become aware of the provisions of clause 6.1 above.
8. OTHER PROVISIONS
8.1 Service Channels. You can use the Real Estate Service Channels available on the Site every time you witness or verify any inappropriate content on the Site, whether it is notably illegal or contrary to the rules of use stipulated in these Terms.
8.2 Updated Terms. These Terms are subject to constant improvement and improvement. Thus, we reserve the right to modify them at any time, according to your purpose or convenience, such as for adequacy and legal compliance with a provision of law or rule that has equivalent legal force, including those of regulatory bodies , that is, You must check it whenever you access the Site.

8.7 Date and time. The Site is based on the official date and times of Brasilia (UTC/GMT -03:00).
8.8 Applicable law and jurisdiction. These Terms will be interpreted in accordance with Brazilian law, in the Portuguese language , and the court of the Judicial District of the City of São Paulo, in the State of São Paulo, is elected to resolve any controversy, unless the applicable legislation specifically safeguards other personal, territorial or functional competence.
9. GLOSSARY
i. Real Estate: Provider of services offered through the Site and responsible for processing of Users personal data collected through the Site (Controller).
ii. Service Channels:< /strong> Means of contact made available by Imobiliária to clarify doubts, which can be consulted at any time in the footer of the Site.
iii. Registration: Means of access created for the use of the logged in area of the Site.
iv. Layout: A set comprising the appearance, design and flows of the Site.
v. Link: Terminology for internet address.
vi. Users: Individuals and/or legal persons directly related to Imobiliária, who have an access account and/or access the Site with interest in the services offered by Imobiliária.
